Private Patio Paradise.
This urban two bedroom, two bathroom home is situated in the heart of New Westminster’s Uptown neighbourhood. What truly sets this home apart is the combined 677sf of covered and uncovered outdoor patio space, the well-executed interior floor plan, and the boutique-style concrete construction.
This is a quiet west-facing corner unit that receives great light throughout the year. It overlooks a beautifully landscaped courtyard with a water feature that offers a peaceful background soundtrack.
Upon entering the unit you’ll notice the abundance of natural light spilling in, as well as the efficient open concept layout. To your immediate right, you’ll find plenty of storage for your West Coast winter attire, some pantry space, and your in-suite Samsung stacking washer and dryer.
Through the entry and left, you’ll find the well-organized kitchen. There is plenty of counter space and storage for the home chefs, and space for up to four barstools for those who simply benefit from the home chef. All appliances are stainless steel, including a Bosch four-burner gas cooktop, Bosch integrated oven, Samsung bottom freezer refrigerator, Bosch combo microwave/hood fan, and Bosch dishwasher. There’s also a large double sink to keep more than one task going at once. Countertops are a quartz stone and lighting has been upgraded with three matte black and copper Tom Dixon replica pendant lights.
Just next to the kitchen separating the living space you’ll find ample space for a dining table. A ceiling-mounted shade lamp has been installed to help delineate the space. You can easily have a permanent dining table here that doesn’t overtake or consume the space, and not just one you slide out when people come over.
Past the dining space, you enter the main living room. Large picture windows flank the entire western wall of this room, and there is no shortage of natural light here. Some larger deciduous trees planted in the courtyard offer some visual diffusion and privacy to this space. There’s also a large swing glass door as the main entrance to the covered patio area. The living room is large enough for a variety of furniture options and configurations. The entire main living space has consistent hard surface laminate flooring.
To the left of the main living space is where you’ll find the master suite. Floor to ceiling windows along two walls look out to the patio and courtyard green space and create a serene and calming atmosphere. Patio sliding doors open to fully connect the master bedroom with the outdoors. Bedroom layout allows for a king or queen bed while still providing space for some thoughtful furniture storage pieces. The walk-through closet offers plenty of space for essential apparel and connects directly with the three-piece master ensuite. This bathroom has tile floors, quartz stone countertops, under mount sink, and a full glass walk-in shower enclosure.
On the opposite side of the main living space is where you’ll find the second bedroom. I like to call this floor plan a butterfly layout, with the main living space in the middle and bedrooms and bathrooms on either side. These rooms do not share any common walls with each other and offer more privacy when sharing the space. The second bedroom has large windows overlooking the courtyard and is protected with some deciduous trees. It also has its own full size closet and access to the second bathroom. This bathroom is finished very similarly to the master ensuite, with the main difference being the deep soaker tub.
And now on to the main attraction: rarely does a condo offer so much patio! 677sf of combined covered and uncovered space with your private outdoor fireplace at the heart of it! Accessible from the main living room or off the master bedroom, the west-facing corner orientation offers many options for lounging, dining and entertaining, as well as space for those with a green thumb. This beautiful space receives light throughout the day and into the evening. When life eventually goes back to normal, you can come home from work in the evening and still have plenty of light and a very comfortable outdoor space to enjoy. The fireplace adds ambience, light and warmth to make this space usable almost all year round with an elevated hearth seating area. A planter box runs the length of the SW wall to add some greenery and -softens the space. The covered deck offers an all-weather area for sunny morning coffee moments or year-round barbecuing.
The unit is located in the four-storey concrete accessory building across the courtyard from the main 28-storey residential tower. Being a concrete constructed low rise, sound insulation between units is top notch. With its own address and street entrance, this building effectively feels like its own boutique building, with access to amenities typically only found in a much larger complex. This accessory building has its own elevator that only serves 20 of the total of 188 units in the complex. The owners report never waiting for an elevator and often finding the elevator has not even moved by the time they come back from running their errands. Follow a short cut through the second floor courtyard and you’re at the main amenities space. A well-equipped gym space, boardroom, and full party room with complete kitchen and outdoor patio are accessible to all residents.
Bonus, two secure side-by-side parking stalls located directly off the elevator lobby. There’s also the option to add a stage 2 EV charger that can service both stalls (not an easy thing to find as of yet in this area!). There’s also a private locker in a secure storage room as well as secure bike storage located within ten feet of the parking stalls and elevator.
The strata corporation is described as being proactive and well-managed with a consistent council membership year over year. The strata corporation allows up to two pets (either one dog and one cat, or two of the same). Rentals are also allowed, and the building maintains its residential community atmosphere by prohibiting short term Airbnb-style rentals. Smoking is prohibited throughout the complex, including within the residential suites and all patio spaces.
As for the neighbourhood, the winter version of the New West Farmers’ Market sets up on Belmont Street right outside the front entrance to the tower. The summer market is about a 1km/10-15 minute walk through the neighbourhood to Tipperary Park. There’s a Ukrainian bakery / cafe around the corner on Sixth and it has the best sourdough bread. Jak’s is great for a selection of wine, beer, and spirits. Head to Denny’s for cheap/good produce and Asian treats, snacks, and imports. Stop at Galloway’s for fine foods and specialty baking supplies. Save-On, Walmart, London Drugs, Shopper’s Drug Mart, etc are all right around the corner.
It’s a 15 minute walk down the hill to New West Skytrain Station or an $8 cab ride if you’re not feeling like tackling the hill. Once down the hill, check out Piva Modern for great Italian food. Or venture to the Quay for some Thai food from Longtail or BBQ from Re-Up.
All in all, this condo can truly be a place to call home. Its logical functionality, unmatched outdoor space, and quality construction are hard to beat.
Given the nature of what’s happening in the world today, there will be no open houses for this property. All viewings must be done in a controlled and cautious manner.
